News from NSW / Draft Non-Urban Lands Study

28 September 2009

Yass Valley Council is currently undertaking a strategic planning program which will guide the development of a new Local Environment Plan (LEP) for the Yass Valley Local Government Area (LGA).

The Draft Non-Urban Lands Study is a key project within this program which provides recommendations on:
- The zoning of rural land in accordance with the Standard Instrument (LEP Template)
- The need for further investigation into the potential for expansion of village and rural residential zones around the town of Yass and the villages of Binalong, Bowning, Murrumbateman, Sutton, Gundaroo and within the Wallaroo/Spring Range locality.

As part of this study the Yass Valley Council is currently proposing changes to minimum lot sizes. This translates into 16ha (40 acre) lot size for Wallaroo and the current 80ha (200 acre) lot size for Nanima / Spring Range.

In order to ensure that residents affected by these proposed changes were adequately informed, a meeting with Shire representatives was organized by the Wallaroo & Spring Range Residents Group.
More than 60 landholders attended this meeting and were able to hear an overview presented by local resident John Connelly. They were than able to ask questions of Paul De Szell, Director of Planning and Environment and our local Councillor, David Needham.

A survey with regard to the minimum lot sizes was completed during the course of the meeting with the following results:
No change (keep Wallaroo 80Ha) = 12
16 ha for Wallaroo only = 22
16 ha for Wallaroo & Spring Range = 32

Residents were also encouraged to send their written comments and suggestions to the Shire by the extended closing date of 11th September 2009.
